Commercial painting in Boca Raton

Boca Raton is one of the few cities here that requires a permit just to paint. Any structure other than a single-family home or duplex needs one, and the color decides who signs it: staff for colors on the city's palette adopted in January 2025, the Community Appearance Board for everything else.

The rule sits in Sec. 19-66(5) of the city code, amended by Ordinance 5706 in October 2024. The palette guidelines add limits that catch commercial buildings in particular: painting stone, coral rock, clay or slump brick, pebble-faced block or panels, pre-cast panels and architectural concrete needs the board's approval whatever the color, and painted roofs are never handled at staff level.

Those materials are common in the city's office parks and older plazas, where pre-cast and textured panels were part of the original design. Before a scope proposes coating a panel or a coral stone accent, we check whether the board has to see it first, because a staff approval will not cover it.

The guidelines also say that where a building uses several colors, each color must stop at an inside corner, roofline or trim. That shapes how the color drawing is laid out for the permit. We put the drawing, swatches and photos together with the owner or association so the application goes in complete.

Questions

Commercial painting in Boca Raton

Can staff approve a commercial repaint in Boca Raton?

Yes, if every body, trim and accent color is on the city's pre-approved palette and the guidelines are met. Colors off the palette, and any painting of stone, brick, pre-cast panels or architectural concrete, go to the Community Appearance Board.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is lead paint a concern on an older building?

It can be. The federal government banned lead paint for homes in 1978, so older coats may still hold it. EPA's RRP rule reaches paid jobs that disturb old paint in housing of that age and in places young children use regularly, a day care in an older plaza for example. Those jobs go to an EPA-certified firm using lead-safe practices, so we ask the building's age and tenants first.

How long will the work take?

We set a sequence after the site visit, not before. It turns on what the walls look like once washed, how much repair they need, rain, how each face is reached, whether a board must vote on colors, and which hours the building lets us work. Once those are known, you get the order of work with each dependency named.
