Elastomeric and waterproofing coatings in Palm Beach County

Wind-driven rain is hard on Palm Beach County's stucco and block walls, and fine cracks let water reach the wall behind the paint. Elastomeric coatings are thick and flexible, so they can bridge hairline cracks and shed water where an ordinary paint would not.

They are not right for every wall. A heavy coating can trap moisture in a wall that is already wet, and it will not hold if the cracks are moving or the stucco is loose. We check the wall, the cracks and the moisture before we recommend one.

The prep is more detailed than a normal repaint. Cracks are opened and filled, joints are resealed, loose stucco is repaired, and primer is chosen to suit the wall. The coating thickness is part of the scope, because thin coats lose the benefit.

Reserve studies point at this work too. Florida's condo statute, s. 718.112, names waterproofing and exterior painting in the list a structural integrity reserve study covers. If a study or an engineer's report calls for a wall coating, we scope it to that report.

Sequence

  1. Inspect the walls, cracks and moisture and review any reports.
  2. Choose the coating system and confirm the color and approvals.
  3. Wash and let the walls dry.
  4. Repair cracks, loose stucco and joints.
  5. Prime, then apply the coating to the specified build.
  6. Check the finished walls together and clear any open items.

Common failures

Where these jobs slip, and what we do about it

Moisture trapped behind

A wall that cannot dry can blister under a heavy coat. We test and look at the wall first, and choose a breathable system where it is needed.

Coats too thin

An elastomeric coating rolled on thin gives the look without the performance. The scope names the build, and it is checked as work goes on.

Moving cracks

Some cracks are structural or keep moving. An engineer looks at those first, and the coating choice waits.

Outside this scope

Below-grade waterproofing, roof membranes and structural crack repair are separate specialist work. Any product approval or permit the job needs is checked with the local building department.

Questions

About elastomeric and waterproofing coatings

Is elastomeric coating always better than paint?

No. It suits walls with fine cracks and heavy rain exposure, but it can trap moisture in the wrong wall. We check the wall before recommending it.

Can elastomeric coatings change color later?

Yes, with the right prep and a compatible coating. The scope names both when the time comes.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is any job too small or too large in size?

No. Romco quotes a single storefront, a lobby or a stair tower, and it quotes the whole envelope of an oceanfront condo or a row of warehouse bays. Describe the building and the surfaces, and the scope is written to match.

Is Romco licensed to do this work?

Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Florida law does not let a city or county require a separate license for painting. Ask for the license details with your quote.
