Royal Palm Beach, Palm Beach County

Commercial painting in Royal Palm Beach

Royal Palm Beach reviews color more broadly than most of its neighbors. Any change in color from repainting a commercial, industrial, mixed-use or multifamily building goes to the Planning and Zoning Commission, and the rule names the roof color too. Only a single-family home or a duplex is left out.

Sec. 2-75.27(e) asks the commission to weigh how the proposed color fits the adjacent buildings and the harmony of the area. Its decision is final unless appealed to the Village Council within 10 days. For a plaza owner, that means the color vote is a scheduled step, and we prepare the samples and color drawing for it.

Large buildings carry extra limits. For commercial and industrial buildings of 20,000 square feet or more, Sec. 26-73 bars black, fluorescent, primary and secondary colors as the main wall or roof color, encourages earth tones, and caps trim at ten percent of each facade segment. Big-box and warehouse repaints along Southern Boulevard are checked against it.

This is inland, so heat, sun and rain do most of the damage. Flat roofs, parapets and long blank walls on shopping centers chalk and fade first, and the scope pays most attention to the south and west faces.

Questions

Commercial painting in Royal Palm Beach

Does a roof color change need review in Royal Palm Beach?

Yes. The village's review covers the paint color of all exterior components, roof included, for every building other than a single-family home or duplex. The Planning and Zoning Commission decides it.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is lead paint a concern on an older building?

It can be. The federal government banned lead paint for homes in 1978, so older coats may still hold it. EPA's RRP rule reaches paid jobs that disturb old paint in housing of that age and in places young children use regularly, a day care in an older plaza for example. Those jobs go to an EPA-certified firm using lead-safe practices, so we ask the building's age and tenants first.

How long will the work take?

We set a sequence after the site visit, not before. It turns on what the walls look like once washed, how much repair they need, rain, how each face is reached, whether a board must vote on colors, and which hours the building lets us work. Once those are known, you get the order of work with each dependency named.
