Painting for Palm Beach County offices, shops and tenant build-outs

Tenant improvement painting runs on someone else's calendar. A suite in a West Palm Beach office tower or a shop on a Boca Raton plaza has a lease start, a move-in date and other trades in the space, and paint usually comes near the end.

A hand rolling a yellow paint roller on a beige wall.

Landlords set the rules. Many towers limit noisy or smelly work to off-hours, require certificates and freight elevator bookings, and ask for the building's standard colors in common areas. We read the tenant work letter and the building rules before quoting.

Retail adds the storefront. Brand colors, accent walls and signage backgrounds come from the tenant's design guide, while the plaza's exterior colors are set by the landlord and sometimes the town. The scope keeps the two separate.

Turnover painting is quicker but has its own risks: patches from removed fixtures, anchor holes and old accent walls that need more than one coat. Send the plan and the move-in date, and we will scope the space around them.

Sequence

  1. Review the plan, finish schedule and the building's work rules.
  2. Confirm dates with the tenant, landlord and other trades.
  3. Protect floors, glass and installed finishes.
  4. Patch, sand and prime walls and frames.
  5. Apply finish coats and accent colors to the approved samples.
  6. Walk the space with the tenant and landlord and close the punch list.

Common failures

Where these jobs slip, and what we do about it

Other trades in the way

Electricians, flooring and millwork share the space. We coordinate with the general contractor or the tenant's team so paint comes after the dusty work.

Brand colors off by a shade

A retailer's color must match its guide. Draw-downs are approved before full coats go on.

Building rules missed

A blocked freight elevator or an alarm set off after hours can end a shift. We confirm the building rules and contacts before day one.

Outside this scope

Drywall framing, wallcovering and specialty finishes beyond paint are separate scope unless written in. Exterior signs and sign permits belong to the sign contractor.

Questions

About office, retail and tenant improvement painting

Can you paint a suite between tenants?

Yes. Turnover painting is quoted from the vacant space or from photos, and scheduled to the landlord's dates.

Do you follow the landlord's building rules?

Yes. Work hours, elevators, certificates and protection follow the building's rules, which we read before we quote.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is any job too small or too large in size?

No. Romco quotes a single storefront, a lobby or a stair tower, and it quotes the whole envelope of an oceanfront condo or a row of warehouse bays. Describe the building and the surfaces, and the scope is written to match.

Is Romco licensed to do this work?

Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Florida law does not let a city or county require a separate license for painting. Ask for the license details with your quote.

How a job runs

The order of work, start to turnover

  1. Tell us about the building

Phone us or use the form. Say what needs painting, who will be inside, and send photos or drawings if you have them.

  2. Site visit

We check each surface, how the walls and rails can be reached, and what below them needs protection.

  3. Scope and written quote

You get the prep, coating system, access method and phasing in writing, plus the approvals the work depends on.

  4. Approvals cleared

Board or color sign-off, any permit the related repairs need, and badges or gate access are lined up first.

  5. Prep, prime and finish

Washing, repairs, primer and finish coats go on in the agreed order, with people and cars below kept clear of overhead work.

  6. Walk-through and closeout

Together we inspect the finished surfaces, clear the open items and leave you a written list of every coating applied.
