HOA and multifamily repaints in Palm Beach County

Much of inland Palm Beach County lives in planned communities, from townhome rows in Royal Palm Beach and Greenacres to villa clusters west of Boca Raton and garden apartments along the main corridors. A repaint there is a community project, and the board runs it.

An orange boom lift basket raised above the dark glass facade of a modern building, under a blue sky.

Color is the first question. Boards often vote on a palette, many governing documents limit the colors, and some towns review a change. We help assemble the samples and test patches the board needs before the vote.

Communities usually repaint many buildings of the same type, so the job is phased building by building. Residents get notices, cars are moved in turn, and screens, lights and plants are protected as work moves through.

The surfaces are mostly stucco and block, with wood or metal trim, doors, garage doors, fences and railings. Each gets the prep it needs, and the scope sets out what the association pays for and what is left to owners.

Sequence

  1. Walk the community with the manager and list each building type.
  2. Prepare color samples and test areas for the board.
  3. Agree the building order and the resident notice schedule.
  4. Wash, repair stucco and trim, and treat metal.
  5. Prime and coat building by building.
  6. Walk each finished building with the manager and clear its open items before moving on.

Common failures

Where these jobs slip, and what we do about it

A color vote that drags

Without a decision, the work cannot start. We provide samples and test areas early so the board can vote on what it will actually see.

Owners' items in the way

Pots, bikes and decorations slow the work. Notices go out before each building, and the manager follows up with owners who need help.

Scope disputes

Are front doors the owner's or the association's? The scope lists each surface so the board can decide before work starts.

Outside this scope

Roof, gutter and wood rot repairs beyond minor patching are separate scope. The association's documents and the board decide the colors and who pays for what.

Questions

About hoa and multifamily repaints

Can you help the board pick colors?

We provide samples and paint test patches on site. The decision belongs to the board under its governing documents, and any town approval follows.

Do residents have to leave during the repaint?

No. Work happens outside, building by building, and residents only need to move cars and clear patios when notified.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is any job too small or too large in size?

No. Romco quotes a single storefront, a lobby or a stair tower, and it quotes the whole envelope of an oceanfront condo or a row of warehouse bays. Describe the building and the surfaces, and the scope is written to match.

Is Romco licensed to do this work?

Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Florida law does not let a city or county require a separate license for painting. Ask for the license details with your quote.

How a job runs

The order of work, start to turnover

  1. Tell us about the building

Phone us or use the form. Say what needs painting, who will be inside, and send photos or drawings if you have them.

  2. Site visit

We check each surface, how the walls and rails can be reached, and what below them needs protection.

  3. Scope and written quote

You get the prep, coating system, access method and phasing in writing, plus the approvals the work depends on.

  4. Approvals cleared

Board or color sign-off, any permit the related repairs need, and badges or gate access are lined up first.

  5. Prep, prime and finish

Washing, repairs, primer and finish coats go on in the agreed order, with people and cars below kept clear of overhead work.

  6. Walk-through and closeout

Together we inspect the finished surfaces, clear the open items and leave you a written list of every coating applied.
