Exterior commercial painting in Palm Beach County

Outside walls in Palm Beach County take strong sun most of the year, hard summer rain and, east of the Intracoastal, salt carried on the wind. A new coat over a poorly prepared wall can chalk, blister or peel well before anyone expected.

So the work begins with what is already on the wall. Washing lifts chalk, dirt and mildew. Stucco cracks are routed, filled and sealed. Hardened caulk at windows and control joints is cut out and replaced. Rusted railings and door frames are cleaned and primed. Then the coating system goes on.

Much of the county's commercial stock is block and stucco with metal doors, aluminum storefronts and painted trim, and many plazas follow a Mediterranean look with barrel tile, arches and accent bands. The scope lists walls, soffits, trim, doors, rails and accents separately, so two quotes can be compared line by line.

Color is often not the owner's decision alone. Some towns review exterior colors, and many plazas answer to a landlord or an association. We find out who signs off before the scope is final, and the city page for your address says what we found there.

Sequence

  1. Inspect every elevation and record the state of each surface.
  2. Confirm the coating system, the colors and who has to approve them.
  3. Pressure wash, then give the walls time to dry.
  4. Fix the stucco, re-caulk the open joints and stop the rust on metal trim.
  5. Prime where needed, then apply the finish coats.
  6. Go around the building together and settle each item left on the list.

Common failures

Where these jobs slip, and what we do about it

Chalky old paint

If the old coat comes off on your palm, it will lift the new one. The wall is washed first; if it still chalks, a bonding primer goes under the finish.

Hairline cracks that reopen

Paint bridges a crack for a few months, then it shows again. Cracks are opened, filled with a compatible patch and sealed, and the scope lists which ones.

Afternoon storms

Summer rain can arrive within the hour. Each day's work is matched to the forecast and to how long the product needs to set, and damp walls are left alone.

Spray drift in a parking lot

Plazas have cars next to the wall and neighbors close by. Spraying stops in wind, cars are moved or covered, and rollers are used where drift would carry.

Outside this scope

Structural concrete repair, window and storefront replacement, and roofing are separate scope. If they have to happen first, we say so before painting. The color choice belongs to the owner, landlord or association, and any town approval comes before work starts.

Questions

About exterior commercial painting

How often should a Palm Beach County plaza be repainted?

There is no fixed cycle. It depends on the coating, the exposure and how well the last job was prepared. A visit tells us whether the plaza is due for full new coats, only washing and spot repairs, or concrete and stucco work before any paint.

Can you match the color that is on the wall now?

Yes. We take a sample on site and match it. If the color is changing, the landlord, association or town approval is settled before any material is ordered.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is any job too small or too large in size?

No. Romco quotes a single storefront, a lobby or a stair tower, and it quotes the whole envelope of an oceanfront condo or a row of warehouse bays. Describe the building and the surfaces, and the scope is written to match.

Is Romco licensed to do this work?

Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Florida law does not let a city or county require a separate license for painting. Ask for the license details with your quote.

You get the prep, coating system, access method and phasing in writing, plus the approvals the work depends on.

  4. Approvals cleared

Board or color sign-off, any permit the related repairs need, and badges or gate access are lined up first.
