Greenacres, Palm Beach County

Commercial painting in Greenacres

Greenacres handles a change of exterior color as paperwork rather than a hearing. The code lists appearance changes, including color, as a minor site and development plan amendment, reviewed by the Development Review Committee and signed by the director. It still needs a pre-application meeting and an application before the paint is bought.

Sec. 16-212(a)(10) covers "exterior residential or non-residential appearance modifications, including color". A denial can be appealed to the city manager within 30 days. The city's design standards ask for color schemes that blend with neighboring developments, with accent colors used to bring out architectural details, so the sample board is built with the neighbors in view.

The city's original section has its own mixed-use district, where color schemes must suit the character of the old town grid. There, a change of use or occupancy can also require exterior colors to be brought into line with the district's design criteria, which can pull a repaint into a tenant change.

Many commercial buildings here are plazas and offices along Lake Worth Road, Jog Road and Military Trail. Inland exposure means sun and storms rather than salt, and storefront sealant and canopies are where the scope usually finds trouble.

Questions

Commercial painting in Greenacres

Who approves a new plaza color in Greenacres?

City staff. A color change is a minor site plan amendment: a pre-application meeting, an application, Development Review Committee review, then the director's decision, which can be appealed to the city manager.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is lead paint a concern on an older building?

It can be. The federal government banned lead paint for homes in 1978, so older coats may still hold it. EPA's RRP rule reaches paid jobs that disturb old paint in housing of that age and in places young children use regularly, a day care in an older plaza for example. Those jobs go to an EPA-certified firm using lead-safe practices, so we ask the building's age and tenants first.

How long will the work take?

We set a sequence after the site visit, not before. It turns on what the walls look like once washed, how much repair they need, rain, how each face is reached, whether a board must vote on colors, and which hours the building lets us work. Once those are known, you get the order of work with each dependency named.
