Commercial painting in Wellington

Wellington does not issue paint permits, and that catches owners out. The village still controls color: non-residential buildings, and multifamily buildings of more than six attached units, must use colors from the Architectural Review Board's adopted chart or win the board's approval, or the owner can be cited.

ULDC Sec. 6.4.3 is direct about it: permits to paint a building are not required, "but the color choice must match the approved color chart, or the property owner may be found in violation". Homeowners can ask to add a color to the chart for village-wide use; commercial buildings and larger multifamily buildings cannot use that route and go to the board instead.

Plazas, offices and medical buildings line State Road 7 and Forest Hill Boulevard, and the village also has an Equestrian Overlay Zoning District. Barns and other equestrian structures there are expected to match the principal buildings in style, color and materials.

Inland, the main load on a coating is sun, heat and summer rain rather than salt. That shifts the scope toward chalk removal, sealant at storefronts and UV-resistant finishes on the south and west walls. The color drawing still goes to the board first if the scheme is off the chart.

Questions

Commercial painting in Wellington

If Wellington needs no paint permit, can a plaza pick any color?

No. Commercial buildings must use colors on the Architectural Review Board's adopted chart or get the board's approval. Painting off the chart without approval can bring a code violation.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is lead paint a concern on an older building?

It can be. The federal government banned lead paint for homes in 1978, so older coats may still hold it. EPA's RRP rule reaches paid jobs that disturb old paint in housing of that age and in places young children use regularly, a day care in an older plaza for example. Those jobs go to an EPA-certified firm using lead-safe practices, so we ask the building's age and tenants first.

How long will the work take?

We set a sequence after the site visit, not before. It turns on what the walls look like once washed, how much repair they need, rain, how each face is reached, whether a board must vote on colors, and which hours the building lets us work. Once those are known, you get the order of work with each dependency named.
