North Palm Beach, Palm Beach County

Commercial painting in North Palm Beach

North Palm Beach defines color as an external architectural feature, so changing it on a building seen from the street needs site plan and appearance approval from the Planning, Zoning and Adjustment Board. Condo associations along the waterways go through this regularly, and the board's agendas list exterior color changes by name.

Sec. 6-59 holds any permit until the board grants appearance approval, and the village's appearance plan says colors shall be harmonious, with bright or brilliant colors used only for accent. Single-family homes are exempt. For a condo or office building, we prepare the color drawing and samples for the board's agenda.

The Northlake Boulevard commercial district has its own palette. Main building colors must come from a short list: white, light gray, eggshell, pale blue, pale green, coral, peach, pale yellow, buff, beige and sand. Secondary colors are capped at a quarter of the wall and trim at a tenth, and color used to attract attention from a distance is discouraged.

The village wraps around the north end of the Lake Worth Lagoon, and many of its lots back onto canals. Waterfront condo buildings take salt and humidity on rails, stairs and walkways, so metal prep usually takes up more of the scope than the walls.

Questions

Commercial painting in North Palm Beach

What colors are allowed on Northlake Boulevard in North Palm Beach?

Main colors must be white, light gray, eggshell, pale blue, pale green, coral, peach, pale yellow, buff, beige or sand. Secondary colors are limited to a quarter of the wall and trim to a tenth.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is lead paint a concern on an older building?

It can be. The federal government banned lead paint for homes in 1978, so older coats may still hold it. EPA's RRP rule reaches paid jobs that disturb old paint in housing of that age and in places young children use regularly, a day care in an older plaza for example. Those jobs go to an EPA-certified firm using lead-safe practices, so we ask the building's age and tenants first.

How long will the work take?

We set a sequence after the site visit, not before. It turns on what the walls look like once washed, how much repair they need, rain, how each face is reached, whether a board must vote on colors, and which hours the building lets us work. Once those are known, you get the order of work with each dependency named.
