Interior commercial painting in Palm Beach County

An interior repaint in a working building is mostly a scheduling job. A Boca Raton office floor, a condo corridor on Singer Island or a medical suite in Wellington stays in use, so the plan starts with who is where and when.

An empty office room with white walls, a gray carpet, ceiling lights and chairs stacked on tables.

Before any product is chosen, three things get settled with the manager: which rooms can be handed over and for how long, whether the building allows evening or weekend shifts, and where materials can sit overnight without blocking an exit. Those answers shape the job more than the square footage.

Inside one building the surfaces change from room to room. Gypsum board with years of patches, painted block in fire stairs, steel door frames, elevator lobbies scuffed by carts, and clubhouse walls with damp near the pool doors. Each is listed in the scope with its own prep and finish.

In occupied space, dust and smell are the complaints that stop a job. The quote names the low-odor products the building asks for, sealed zones, floor and furniture protection, and cleaning at the end of each shift. Send a floor plan or photos and we will scope the space from them.

Sequence

  1. Walk the rooms with the manager and mark what is in and out of scope.
  2. Agree the phases, the shift hours and a place to keep materials.
  3. Cover floors, fixtures, furniture and anything still in use.
  4. Patch, sand and prime damaged areas.
  5. Apply finish coats one phase at a time.
  6. Review every finished phase alongside the manager until nothing is left open.

Common failures

Where these jobs slip, and what we do about it

A suite that has to stay open

A dental office or a title company cannot shut for a week. We split the work by room, use evening or weekend shifts where the lease allows, and confirm each phase with the manager before it starts.

Old patches flashing through

Patches that were never primed show as dull spots in raking light from lobby glass. Each repair is sanded and spot primed before finish coats.

High-traffic walls wearing through

Service corridors, stair rails and door jambs take carts and luggage every day. The scope calls for a tougher finish there than on the walls beside them.

Outside this scope

Moving furniture, files and IT equipment is either written into the scope or left with the tenant. Wallcovering removal, drywall replacement past patching, and mold remediation by a licensed firm are separate scope.

Questions

About interior commercial painting

Can an office floor be painted overnight?

Where the building permits it, yes. Night and weekend shifts are common on occupied floors. Keys, alarm codes and where the crew parks are settled with the property manager ahead of time.

What about residents with allergies in a condo corridor?

Tell us early. We can post notices ahead of each floor, use the low-odor products the association asks for, ventilate the corridor and keep work to agreed hours.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is any job too small or too large in size?

No. Romco quotes a single storefront, a lobby or a stair tower, and it quotes the whole envelope of an oceanfront condo or a row of warehouse bays. Describe the building and the surfaces, and the scope is written to match.

Is Romco licensed to do this work?

Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Florida law does not let a city or county require a separate license for painting. Ask for the license details with your quote.

How a job runs

  1. Tell us about the building

Phone us or use the form. Say what needs painting, who will be inside, and send photos or drawings if you have them.

  2. Site visit

We check each surface, how the walls and rails can be reached, and what below them needs protection.

  3. Scope and written quote

You get the prep, coating system, access method and phasing in writing, plus the approvals the work depends on.

  4. Approvals cleared

Board or color sign-off, any permit the related repairs need, and badges or gate access are lined up first.

  5. Prep, prime and finish

Washing, repairs, primer and finish coats go on in the agreed order, with people and cars below kept clear of overhead work.

  6. Walk-through and closeout
