Tequesta, Palm Beach County

Commercial painting in Tequesta

Tequesta, at the county's northern edge, sends color-only changes to a board rather than to staff. Its Planning and Zoning Board makes the final decision on aesthetic changes to exterior color or finish that come without any other site plan change, under a rule the village last amended in April 2026.

Sec. 22-53 gives the board that role, and Sec. 78-335 confirms that significant color changes inconsistent with an approved site plan are not minor amendments staff can approve. In practice, a plaza or condo planning a new scheme should budget a board meeting into its schedule, and we prepare the drawing and samples for it.

The Tequesta Drive, U.S. Highway One and Village Center overlays each say that exterior facade colors shall be compatible with the surrounding neighborhood. A commercial repaint on any of those corridors is read against that test.

The village lies along the Loxahatchee River and the Intracoastal near Jupiter Inlet. Condo buildings on the water take salt on their rails and balconies, and the scope accounts for the river-facing side first.

Questions

Commercial painting in Tequesta

Can Tequesta staff approve a new color on a commercial building?

Not for a color-only change. The Planning and Zoning Board makes the final decision on changes to exterior color or finish, and significant changes against an approved site plan are not minor amendments.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is lead paint a concern on an older building?

It can be. The federal government banned lead paint for homes in 1978, so older coats may still hold it. EPA's RRP rule reaches paid jobs that disturb old paint in housing of that age and in places young children use regularly, a day care in an older plaza for example. Those jobs go to an EPA-certified firm using lead-safe practices, so we ask the building's age and tenants first.

How long will the work take?

We set a sequence after the site visit, not before. It turns on what the walls look like once washed, how much repair they need, rain, how each face is reached, whether a board must vote on colors, and which hours the building lets us work. Once those are known, you get the order of work with each dependency named.
