Pressure washing and surface prep in Palm Beach County

On most commercial repaints, preparation takes more of the effort than the finish, and it sets how many seasons the new coat survives. In Palm Beach County that means mildew on shaded walls, chalk from sun-baked coats, and salt on the coastal side of a building.

Washing is matched to the surface. Stucco, painted block, metal and glass each need the right pressure and cleaner, so the wash removes the dirt without damaging the wall or forcing water into it. Walls are left to dry before any repair or primer.

After the wash, the wall shows its real condition. Cracks, loose stucco, failed sealant and rust are marked and repaired, and the primer is chosen for each surface. Those repairs are listed in the scope so they are not a surprise.

Wash water is planned too. Florida DEP's guidance says wastewater must not go into stormwater systems without a permit, so runoff and debris are kept out of storm drains, lakes and canals. Tell us what the building is and where it drains, and we will plan the wash.

Sequence

  1. Walk the building and note each surface and where water drains.
  2. Protect drains, plants, windows and nearby cars.
  3. Wash each surface with the right pressure and cleaner.
  4. Let the walls dry and mark every repair.
  5. Repair cracks, joints and rust, then prime.
  6. Walk the prepared surfaces with you before finish coats.

Common failures

Where these jobs slip, and what we do about it

Water forced into the wall

Too much pressure drives water behind stucco and around windows. The wash is matched to the surface, and the walls dry before coating.

Runoff into a drain

Dirty wash water in a storm drain is a pollution problem. Drains are protected, and runoff is collected where needed.

Salt left on the wall

Salt that stays on the surface pulls at the new coat. Coastal elevations get a fresh-water rinse before primer.

Outside this scope

Mold remediation inside buildings is done by licensed specialists, and lead-coated surfaces are handled under the rules that apply. Washing alone, without painting, is quoted when asked.

Questions

About pressure washing and surface prep

Can I hire you only for washing?

We can quote it. Most often it is the first step of a repaint, but a wash on its own is quoted if that is what the building needs.

Will pressure washing damage stucco?

It should not, provided the nozzle pressure and the cleaner suit the material. Loose or damaged stucco is marked and repaired rather than blasted.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is any job too small or too large in size?

No. Romco quotes a single storefront, a lobby or a stair tower, and it quotes the whole envelope of an oceanfront condo or a row of warehouse bays. Describe the building and the surfaces, and the scope is written to match.

Is Romco licensed to do this work?

Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Florida law does not let a city or county require a separate license for painting. Ask for the license details with your quote.
