Warehouse and industrial painting in Palm Beach County

Industrial painting in Palm Beach County covers very different buildings: flex bays off the interstate, port-area warehouses in Riviera Beach, and metal sheds and packing buildings around the farms near Lake Okeechobee. Each runs its own hours, and the docks and yards rarely stop.

Four loading dock doors along the cream wall of a warehouse, in strong sun.

Most of these buildings are tilt-wall or block with steel doors, bollards, canopies and exposed structure inside. Tilt-wall panels need their joint sealant checked before paint. Steel needs rust taken back and primed. Bollards, curbs and striping get coatings meant for impact and traffic.

Inland, the sun and dust are the main load on a coating. Near the port and the Intracoastal, salt adds corrosion on doors, canopies and rooftop equipment screens. The scope accounts for which side of the building faces the weather.

Operations set the plan. Loading doors are painted when they can be closed, forklifts are routed around wet areas, and work inside high bays is done from lifts that do not block aisles. Tell us the shifts and the dock schedule and we will phase around them.

Sequence

  1. Walk the building with the operator and map the docks, yards and aisles.
  2. Agree the phases with the shift and delivery schedule.
  3. Wash walls and degrease steel where needed.
  4. Reseal panel joints and treat rust on doors, canopies and bollards.
  5. Prime and coat walls, steel and safety markings in sequence.
  6. Walk the site with the operator and close the punch list.

Common failures

Where these jobs slip, and what we do about it

Trucks at the doors

A dock that closes for a day costs the tenant money. Doors and dock walls are painted in rotation, agreed with the operator, so most bays stay open.

Rust under the paint

Painting over active rust traps it. Steel is cleaned to sound metal and primed with a rust-inhibiting primer before topcoats.

Panel joints that leak

Old tilt-wall joint sealant cracks and lets water behind the coating. Failed joints are cut out and resealed before the walls are painted.

Outside this scope

Roof coatings, structural steel repair and floor resurfacing are separate scope. Removal of lead or other hazardous coatings on older steel is done by properly certified firms under the rules that apply.

Questions

About warehouse and industrial painting

Can the warehouse stay in operation during painting?

Usually. We rotate through doors and bays, keep forklifts away from wet coatings, and agree any short closures with the operator in advance.

Do you paint metal buildings and canopies?

Yes. Metal siding, canopies, doors and frames are cleaned, treated where rusted, primed and coated, and the scope names the system for each.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is any job too small or too large in size?

No. Romco quotes a single storefront, a lobby or a stair tower, and it quotes the whole envelope of an oceanfront condo or a row of warehouse bays. Describe the building and the surfaces, and the scope is written to match.

Is Romco licensed to do this work?

Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Florida law does not let a city or county require a separate license for painting. Ask for the license details with your quote.
