Juno Beach, Palm Beach County

Commercial painting in Juno Beach

Juno Beach writes a style into its appearance review: new and altered development should follow an Old Florida vernacular, such as Key West Cracker, Spanish or Mediterranean revival, or early to mid-century Modern. Taller buildings should read as horizontal. A commercial color scheme here is drawn to suit that look.

Sec. 34-116 requires site plan and appearance approval before construction, with review by staff, the Planning and Zoning Board and the Town Council, and asks that on-site features be compatible in design, materials and color. We did not find a stand-alone rule that sends a commercial repaint through that review, so we ask the town how a new color would be treated.

The town's three historic districts are residential, and there the code says even work that needs no building permit, such as painting a structure, must comply with the district rules. Commercial and condo buildings line U.S. 1 and A1A.

The beach is close to almost everything in town, so salt and wind-driven sand reach most walls. Oceanfront condos need swing stage or lift access, and their rails and stairs need more metal prep than walls inland.

Questions

Commercial painting in Juno Beach

Which styles does Juno Beach's appearance review favor?

Its criteria call for an Old Florida vernacular: Key West Cracker, Spanish or Mediterranean revival, or early to mid-20th-century Modern, and buildings over 40 feet should appear more horizontal.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is lead paint a concern on an older building?

It can be. The federal government banned lead paint for homes in 1978, so older coats may still hold it. EPA's RRP rule reaches paid jobs that disturb old paint in housing of that age and in places young children use regularly, a day care in an older plaza for example. Those jobs go to an EPA-certified firm using lead-safe practices, so we ask the building's age and tenants first.

How long will the work take?

We set a sequence after the site visit, not before. It turns on what the walls look like once washed, how much repair they need, rain, how each face is reached, whether a board must vote on colors, and which hours the building lets us work. Once those are known, you get the order of work with each dependency named.
