Commercial painting in Manalapan

Manalapan's Architectural Commission reviews exterior changes before any permit issues, and the town says plainly that a change in exterior paint color on a residence needs its approval. The commission meets on the first Thursday of each month. The town's commercial center, Plaza Del Mar, also falls under its review.

Under § 152.21 of the town code, no permit issues for buildings or alterations until the Town Commission or the Architectural Commission approves them, and the code names signs at Plaza Del Mar among items the commission has reviewed. The town's own wording on paint refers to residences, so for the plaza or a condo building we ask the town whether a color-only repaint goes to the commission.

Manalapan runs along South Ocean Boulevard, which the code calls State Highway A-1-A, with the ocean on one side and the Intracoastal on the other. Even the beach dune crossovers must be painted in a neutral or natural color. Salt exposure is constant, and metal rails and trim fail first.

Because the commission meets monthly, its calendar sets the start of any repaint that needs approval. We prepare the color submission early so that an approval does not miss a meeting.

Questions

Commercial painting in Manalapan

When does the Manalapan Architectural Commission meet?

The town lists its meetings on the first Thursday of each month at 10:00 a.m. at Town Hall. A color change that needs approval is planned around that calendar.

What does it cost to paint a commercial building?

There is no rate sheet. The quote comes from a visit, or from photos and drawings when they show enough, and it turns on the condition of each surface, the repairs found after washing, the coating system, how every wall is reached, who stays inside and which approvals come first. Two Palm Beach County buildings of the same size can need very different work.

Is lead paint a concern on an older building?

It can be. The federal government banned lead paint for homes in 1978, so older coats may still hold it. EPA's RRP rule reaches paid jobs that disturb old paint in housing of that age and in places young children use regularly, a day care in an older plaza for example. Those jobs go to an EPA-certified firm using lead-safe practices, so we ask the building's age and tenants first.

How long will the work take?

We set a sequence after the site visit, not before. It turns on what the walls look like once washed, how much repair they need, rain, how each face is reached, whether a board must vote on colors, and which hours the building lets us work. Once those are known, you get the order of work with each dependency named.
